Hi Ronald, thanks for connecting. We look for smaller strip centers up to 9 tenants. The ones we currently own don't have major anchors. We are currently looking in the Northern Dallas area suburbs. Loan size would be in the $5 million range.

Do mainly work on deals in the Dallas area yourself?
Like Chad mentioned, you want to avoid a 10 year lease if possible. Renewal options are a better way for both parties to feel good about the agreement. It gives you flexibility to increase future rents and it gives the tenant security in terms of having the option to stay there.

All great suggestions. One other item I would address is BRANDING. Make sure you have signage for your building and make it unique. I found that many owners neglect monument signs and utilizing the walls of their properties as advertising.

Hi Tom, a few items on your journey to possibly purchase the building.
-negotiate if you can and always remember this may be the most important step
-due diligence, make sure zoning regulations don't cause you any problems in the future
-purchase agreement - this outlines the terms of the sale, make sure you have a lawyer review this
-financing - if they are owner financing that is great, if not try to have this secured before signing a contract
-closing - commercial property closing is much simpler and has less documents than a residential closing
