My husband and I just started our first flip and have found a contractor we like. He has great communication and seems to be reliable and was referred to us by my agent. He seems to be a little expensive but we think his work will be good. He gave us a timeline of 3 months in our first flip, but his timeline includes working 8 hours a day Monday - Friday.  Just wanted to check if this is industry standard or if I should expect longer hours? I know it's important to also not over work them, so want to be conscious of that while making sure we are also working with someone that is at least industry standard. He did mention that if he was to start getting behind, he would work longer hours or weekends if need be. Any advice helps.

@Frank Pyle when you say project manager, do you mean property manager? Are those the same thing?

@Corazon B. when we initially purchased the home it was under our name, but we have now gone through the process of changing it to be under the LLC.

Hello, my husband and I are looking to do our first rehab in a different city than where we live (we live in Austin and looking to buy in El Paso), and are wondering how one determines and writes a scope of work and determine what material to buy for what. Does this all come from the general contractor? How does one define design choices, etc?

Second question is, if we don't live in the city we will invest in, we understand we will have to be traveling often, but who could be a good person to check in on the construction so we don't have to go every week? Would that be a property manager? Is that on the general contractor to keep us posted? Or do we need to travel every week?

Any advice on the process above would be greatly appreciated. Thank you!

Hi, my husband and I are new to real estate investing and have a property we are renting out to tenants. We recently put the house under an LLC but are not sure if the lease should reflect the LLC as the landlord or keep our names. Any help would be appreciated. Thank you!

Hi all, we recently moved an investment property under our LLC. Our current tenants are about to renew, so we need to send out an updated lease. Should the landlord on the lease be our LLC or our personal names? We are finding different things online and we want to make sure we are set up for success when it comes to being protected. Any insight is helpful. Thanks!
