We have been picking up off-market homes for a few years in Phoenix, and the number is growing.  We have a few investors we work with, but we need more.  We are looking for investors to work with who are not wholesalers shopping the deal.  Companies like Wedgewood Homes and smaller investors.  We get 10 deals a month, including fix and flip, subject to, and pre-foreclosures, etc. 

If you have any recommendations or want to look at some deals, please reply.

What are the max number of loans allowed for investors on rental property?

I am interested in purchasing a tri-plex in Atlanta but I already have 2 loans in my name. Am I limited to the number of loans I can have? I want to make it count if I'm limited. I am not looking for short term Hard Money loans, I wanted to know the limited for standard conventional lending and rental property 1 to 4 units

Hello everyone,

I started an ad program last month and have had several pieces of land come my way. I have single lots, 10 lots and even a 5 acre parcel in a prime area.

Anyone know of some good outlets to wholesale out the land in Socal?

What is the best way to value it?

Any builders developers looking for land?

I just need some connections.

Builders are welcome!!!!

Hello everyone,

Thanks to all the GREAT advice here on BP my phone is ringing with a few leads. My first potential deal is close but there is a renter in the home with 6 months left on the lease. Do I have to let the lease run out then get them out in California?

I think I know the answer but I wanted to see if anyone knows a way to get tenants out sooner.

I'm new to the Southern California area and I'm looking for some good wholesalers in the area? I'd also have some leads on homes just outside of my area so I'd like to wholesale some properties too.

Any good sources in SoCal to meet other wholesalers and investors?

I'm also open to partnerships on projects that may be to much for one person.

Sounds basic so don't beat me up too bad! I'm new to the board and been working solo for several years. Thought I would reach out to the community to get connected and learn from others.
