Correct me if I am wrong, but with 30+ days rentals you are getting into a different game since you are creating landlord/tenant relationship.

How about you get a hi-speed internet w/contract (to secure a low price), and in addition offer netflix ($10/mo no contract), amazon prime ($99/year) and/or sling tv ($20/mo no contract).

get an appleTV or roku or amazon TV to use the above.

I have sling TV and absolutely love it https://www.sling.com/

PS you can also have HBO for $15/mo, showtime (I think its $10/mo). Just need internet and device like roku to stream these.

Um, I would imagine he might just want to bypass the agent fees no? He apparently is an investor having a good handful of properties. Told me he's worked for/studied under trump. Idk but if imagine most experienced investors bypass realtors no?

 People sell by owner to save 6% commission.

I have not researched it either. My gut tells me that even if you are offering a room in your house to the public, then it should follow the same fair housing laws as if you were renting the whole house. It's different than if you were renting a room to a friend and you have a private agreement with that person. In that case, you can be as picky as you want. Putting a room up on Airbnb is offering it to the public.

What exactly does the law mandate the homeowner to do in regards to renting a room?.... I have not researched the issue yet, so hoping someone has. Thank you.
