Thank you both, Sean and Tyler for you insight.

I spoke with a reunion realtor yesterday who shared the following:

4 preferred management companies (they normally keep 20%? carry cost = 22K all in. Might gross $28-30K) Might end up paying 5K per year out of pocket. Not sure if she meant in a bad year or because the property management takes a cut. They use Geeves as one company.

We may have the option of booking through Airbnb on our own and save the 20%??

Villa has lower HOA fees. Annual 19K instead of 22K.

Sean- I'd love to speak with PM to educate myself. If you can share info that would be great.

Hi all,

Is anyone familiar with the villas at Reunion Resort in Florida for an investment property and occasional personal use?  I know they have high fees + golf membership. It's worth it if you're going to use yourself but, also allows any renters to use the golf courses. Due to these fees you may just break even on a yearly basis.  My question to those of you who have more experience is would it be a good buy and hold if we don't need to sell for 5-10 years? I've heard reunion is an up and coming neighborhood.

Hi Mario, would you be willing to share what "prime airbnb" areas are in the Orlando area? I am aware many people put their places on airbnb illegally but, we are not interested in neighborhoods where it is illegal.

Hi All,

I work as a medical provider and my husband is in the IT world so new to real estate investing. My husband and I are looking to purchase our first real estate property other than the home we live in. We have 3 children. 

We are looking to make a cash purchase in the Orlando area. Max of $200,00. Ideally 2-3 bedroom and 2 bath condo/home.

Our goals are to 1. generate passive income from it to reinvest. 2. Have our own business/side hustle and benefit from the tax break. 2. Use it 2-3 times in the winter months as we currently live in the Northeast. Rent it out the rest of the year. We picked Orlando because the high rental rates, less issues with hurricane's, our son is an avid golfer and golf/flying in and out of Orlando is cheaper than other areas in Florida. 

We found a realtor and have asked her to show us properties that are: 1. newer so we would not be hit with a huge assessment and 2. Low HOA fees. 3. Obviously zip codes that can be rented out.

Does anyone with experience in the Orlando area have advice to offer? We want to generate cash flow right away  but, understand that may be a bit of a challenge with Covid. We are trying to take advantage of the Covid market and people trying to sell.
