thank you, much appreciation on the tip about cash flow properties in the area. I have been looking around at my options and lease to own is what I'm leaning toward when I can get substantial cash to put down on the property. I currently have property on contract and I'm trying to find out how to close and any other necessary steps that must be taken. 

Bigger Pockets seems to be the best site for a first time invester, like myself. Last night I was inspired by the article posted on Joshua Dorkins profile. The article made me aware of the demand for the specific site and that I am not the only one asking a million questions. Education and knowledge is exactly what I'm seeking and I'm thankful that such a genuine person looking for nothing in return was able to provide this resource. I'm so ready to read what others are sharing and looking forward to the support from this site. I'm located near Indianapolis area and not limiting my market for investment. Lots of questions on my mind about closing my first deal.
