@Desmond A Dowdell Do you have cash to purchase this or are you being funded by someone? How confident are you that your rehab estimates and ARV are accurate? The winter months are approaching. To renovate it and sell it all in 90 days might be difficult

@Gladys Pilarski Just throwing my two cents in here. There's nothing wrong with partnering with a local investor who already has the necessary experience. This way you'll learn as you go and maybe gain a potential mentor/friend who can help guide your real estate investing career.

You can find them here on BiggerPockets or at your local REIA meetup. If you choose this route, be sure to vet whoever you may come across. Ask around to see if this is a trustworthy individual. Consult with a lawyer to ensure you create a partnership that keeps you protected.

Hello all,

My partner and I just closed on a house we intend to flip. One of the caveats of the deal was that the seller needed to remain in the house for a month while she moved out and found a new place.

We're looking for an insurance policy that will cover us while we have rehab work being done with a tenant inside the property, however, I've had no luck finding a company that will give us a policy. I'm sure someone has run into this problem before.

Does anyone have any advice or know of an insurance company that will allow something like this?

@Elizabeth Lester-Medado It depends on how soon the closing is scheduled. The seller is currently searching for a house to move in to. We've already discussed with the seller the possibility of her having to sign a month to month rental agreement, if it comes to that.
