As the owner of the property you have to evict the tenants under the law of that state. Since that could be costly, attorneys fees etc. alot of lenders will offer cash for keys. You talk to the tenants about the cost of moving and storing their property etc. offer them 1k to move all their posessions in 15 days or 30. Start at $500 if you like. the cost of eviction is usually 2-3 k at least.

I've been checking out this site. since i am looking to buy my first property I thought i would get a little more insight. As a foreclosure specialist I see alot of possible investments out there.
