If it's a DST that is 66% leveraged you would be using $70K but actually purchasing $210K of the DST. Registered broker dealers offer these products. And they can be a good passive alternative when someone is wanting to downsize from a portfolio like yours. Just not nearly the excitement.

Correct - Actual cash position is $78K. Clock started yesterday on the 1031, so time to learn.  @Dave Foster - You know no one needs the excitement of rentals.  It is exhausting.

 Don't get frustrated. Perfect timing to get going.  By Jan 1 you will be all set.  Financials were the scariest part but once you get used to it its a breeze!  There is a Facebook group that you can join as well.  Users will ask questions there if they get hung up or have general questions.

 Interesting - I started using them just because it was "easy" to do and set up.  I have NOT filed any claims with them to date.  Any suggestions for who to use for a commercial policy

Getting my feet wet with my first 1031 Exchange. I’ve gone thru a QI and done everything legit. I’m now on the clock and need to find the right investment opportunity to move the funds into.

I'm intrigued by getting into a DST but I've only got about $70k in the 1031 Exchange .

I’m currently managing a large portfolio of 105 rental properties and looking to diversify into some more passive forms investment income.

Not sure where to go next.

@Eli B.

The software has really helped me streamline my operation. Starting with rent collection. I had been using combination of Cozy and Excel to track rents. I collect and track all rents in the app. I also do all of my tenant communication thru the app and track communication history.

I am slowly transitioning my bookkeeping to Appfolio. I use it to receive maintenance calls and easily send work orders to handymen and contractors.

I am now doing all of my advertising and tenant prospecting (and tracking ) thru the software now as well

The phone app is great and I do a ton of managing while on the move.

I paid a little extra and got a website as well. No management to do there at all.
