Yep, that's what I figured.  Not the end of the world to rent a place for a year or just buy something for cash, I was just wondering if there were any alternative products out there these days.  Doesn't really sound like there are.  Thanks for the replies.

Does anybody have recommendations for options to finance a primary residence given the following:

2 years of tax returns show plenty of income but a lot of that is my wife's nursing practitioner income and she will be leaving her current job since we are moving to a new city and probably won't have anything new lined up before hand.  I became self employed 2 years ago, so this year will be the first year I will be showing a net income that would be considered approvable debt service coverage for a standard underwriting.

No debt

Great credit scores

High down payment, can put up to 50% down if needed

Something like a $400K home.

I had a well paying W-2 for my last mortgages, so they were very easy to get, I'm just not sure what, if any, options there are given the changes to our income.  Any insight is greatly appreciated!

I am purchasing a piece of vacant land (with a low value - sales price approx. $2K) in Citrus County, FL. The owner lived in TX and has passed away. The estate has gone through probate in TX and I am dealing with the independent administrator of the estate and he wants to sell the property to me. I am trying to find out how this needs to be handled so the title to the property can be properly transferred.
