Hey all,

My name is Nick Smith.  I'm a 24 year old investor in the Collin County area.  I'd love to attend a meet up.  Keep me updated on the plans.

Also I worry about cracking.  This house is from the 60's and although the foundation is fine, the house does have some seasonal movement.

I am looking to put down some vinyl in a property I recently acquired, but when I ripped up the old linoleum I found only the concrete slab, no sub floor.

Does anyone have any feedback on their favorite method of putting down subfloor?  Has anyone every used DRIcore before?  It seems really easy but is also pretty expensive.

Any tips would be appreciated!

@James Foringer I would look in north Garland.  Try to find an area still zoned for Richardson schools.

@James Foringer

Hey James,

Welcome to bigger pockets.  I'm also an investor in the Dallas area.

It sounds like you need to be looking for a single family.  If it were me, I would look in the suburbs north of Dallas.  Check Richardson and Plano (really hard to find deals right now, especially at 100K), and if you can't find anything there then look in Garland.  Should have plenty of flip opportunities there.

Good luck!

Thanks @Shaun Weekes! I was trying to figure out an option similar to what you just described, but being new I didn't know the terminology or how to approach my lender about it.  Thanks for taking the time out to help!

Thanks @John Chapman.  I've been trying to figure out a way to get that done, but I guess I missed the obvious answer of just doing it haha.  I'll contact the seller and see what they think.

Yea that's true.  Hard to get private money with no track record though.

I should add that the foundation was cleared by a structural engineer.  The cracks in the walls are purely cosmetic. The problem is that Fannie Mae won't buy loans on properties with 'perceived foundation problems'.  I even send over the engineers report.

Welcome to Bigger Pockets.

Make sure to take in all of the information here as well as in the podcasts.  Another good shortcut is to buy @Brandon Turner's book "The Book On Investing in Real Estate With Low and No Money Down."  It is a good compilation of a lot of the info that you can find on the site.

Learn as much as possible, but the important thing is to eventually just pull the trigger and do a deal.  Don't get analysis paralysis.  You'll learn a lot from the resources here, but nothing can substitute what you'll learn from actually doing a deal.

Good luck!
