Lease Purchases can be great for all parties involved the reason why there's alot of problems with this technique is because it is not being done right. What makes me different from most investors is I'm not looking just to make option money upfront. I have a detailed plan the everyone of my tenant buyers agree to follow before moving into the home. In addition to that, I have the mortgage company in place, a credit specialist, documention, and anything else I need to make sure the deal closes. I also have a proven way of screening tenant buyers so my time is not wasted. There is more work than people think with this technique. You have to fill in the loop holes and protect your investment. In the end it's all worth it because you have secured a property with no money and without using your credit.. You've made money upfront, cashflow in the middle, and when the house closes money on the back end. But some investors have given this a bad name by just accepting anyone and collecting option fees over and over again. I utilize this technique properly therefore I have had alot of success with it. This is why I personally coach on this technique. It fits my niche and it has been one of the most lucrative to use regardless of how the market is doing..

The key is finding your niche so you are more productive and make more money. I like it personally because there are multiple income streams involved. My name is Victoria and I would like to share with you a marketing method I use. Now before I give you that information I would like to tell you a little about me. I've been investing for over 7 years now. I've engaged in assignments, lease options, options, sub 2's, wholesaling, and retailing. Now I do joint ventures with other real estate investors and coach one on one with beginner investors who want to engage in making multiple income streams doing lease options.

I'm sure you know the key to making money in real estate is having motivated sellers that are ready and willing to hear what you have to say. Most investors cold call by looking through old fsbo listings in the newspaper, waste gas doing driveby's in the neighborhood, or run the same ad every investors runs: WE BUY HOUSES ANY CONDITION ANY AREA... I use a different approach that has been working for me for over 2 years now. I use the smart method, a direct mail marketing campaign. Most people are turned off by it the reason behind it is they did not do it right and they give up on it. The software I use helps investors manage all their prospects, search for sellers so they are prepared when they call, manage their buyers list, schedule their to do list, receive past due notification, and track their campaigns.

There's an investor guru named Scott Rister who purchases over 70 homes consistently using this type of marketing. The key to having success is you have to find your target market, be organized, use consistency, and definitely be focused. To give you an example I spend about 2 hours on average a day monitoring my prospects, doing follow ups, managing my files, not to mention throughout the day I am receiving calls from responses to my marketing. All I have to is screen them and pick through the one's that are motivated enough to fit my buying criteria.

I'm not sure what part of real estate you invest in but if you are in wholesaling or using creative techniques, I can give this advice: Use this software and I will be glad to help you put it in motion by sending you sources as to where to get the list for free to put your marketing in a state where you get motivated sellers calling you daily.
