I still use NREIG and recommend them. I have not had any bad experiences with them. I have been with them since 2014 and have 20-30 properties at a time. I have not had these experiences. I have never filed a claim.

I think this article can elaborate some more. You generally need a GFCI on any receptacle within 6-10ft of a water fixture. You can use a regular outlet daisy chained to a GFCI to ground them and protect them. The more you daisy chain the more frequent the outlet will trip. Not a bug deal though. I would use a licensed or certified and insured electrician for this.

If this happens, insurance companies like SureVestor are going to become a lot more popular. You can always pay for insurance to protect your investment regardless of what the tenant does.

It is becoming more common for people to paint floors in lower end rentals. Also, you can lay sheets of subflooring and put vinyl plank over it. Ask a hardwood floor company for an opinion on refinishing. Could come back with another dark stain.

JTown prices are higher and the rents are higher. There is demand everywhere. We have been filling vacancies in less than 7 days including background checks, screening tenants, and handing over keys. Everywhere in Louisville rents fast this time of year. Come October it will be a different story. J-Town is more desirable than Buechel for several reasons (sports, lack of multifamily, shopping, etc.). I say this as both a PM Company and someone who has owner-occupied for several years in both locations.

You can do it. I have 25 properties now and own a Property Management and a Contracting company. I have 9 full time employees and I still have my corporate job. Real estate makes things possible.

Nope. Don't do it. This area is only for seasoned investors willing to do a lot of renovation work. There are better areas to look in. IMO this is too much work for too little return. 

In addition. the area is surrounded by low income property. The only border that isn't all bad is downtown Louisville. 

Not much employment and the houses are not centrally located in the city. It is nothing like the effort investors put into Germantown except that it is just as old.

Germantown was just outside the Highlands. It was a much better location.
