Should I try to avoid private septic and private well on a fix n flip? It scares me a little but I'm not exactly sure why. Should it? Any suggestions on due diligence?

Hey everybody! We're in the process of planning a Chicago suburbs meetup/networking event and we're trying to get an idea of how many are interested. We are also considering piggybacking on another Chicago REI club... perhaps CAREIA. Please let us know if you'd prefer a unique/separate BP meetup or prefer meeting at the monthly CAREIA general meeting. FYI, CAREIA also has other monthly events and workshops.

@John Moore Any chance you can be more specific?

I realize there are lots of variables to this but I think he was looking for an estimate in the form of actual #'s... because I have the same question. Can anyone offer #'s or at least a percentage range? My example/question is: If it's bought for $80k (all cash), rehabbed, and sold for $150k (buyer uses a mortgage), what would a safe estimate be?
