@Heather O. - I certainly would file an eviction notice ASAP as I'm sure most people have said.  It appears the tenant has taken advantage of a gap in the lease. I recommend putting a weight restriction in the lease as well as a list a of dog breeds that are considered acceptable. There are likely no laws for discriminating against a person's domestic pets.  Additionally, consider requiring a pet deposit per animal/pet to disincentivize this behavior in the future.  Hope this helps, just my two cents.

I want to start investing in rentals (small multi families) using the BRRRR strategy as well as house hacking in the beginning stages. I think I have an idea of the advantages and disadvantages, but I know that you all know way more than I do. Any experiences or advice would be wonderful.
