I think if you buy 2nds with a current 1st you are very safe. Even safer if there is equity, because they can't file for BK.

Does anyone know of reputable JV websites that are looking for funding?

I am looking for a specific one. The guy rehabs houses and rents them out. I think the guy also sells notes. I also think he was a speaker at noteworthy or a similar convention.

I haven't actually gotten into the NPN game yet. My first note was performing. I bought it from a lawyer out of Texas.

I think college these days is overrated, unless of course you are going into a STEM field.

Maybe consider getting a job in the trades? If you were to learn carpentry, you might be able to cut down on contractor costs in the future.

I worked with a lot of carpenters that flipped houses for a living until the market crashed. The majority of them never went to college.
