Here is the real estate scenario....what do you think?

In 2017, I bought a 4 bdrm rental home in Port St Lucie, FL for $140k.  My tenant pays $1500/mth and I make $250 a month profit.  The tenant has been amazing, even fixed 2-3 broken items herself.  The lease is up now and she wants to renew.  I could increase rent another $50/mth, or I could sell the home for $200k and make a handsome profit of $60-70k.  I can take that an invest in my first multi-plex or maybe two more homes.  Should I do it even though my tenant has been the most amazing, ideal tenant I have ever had?  Or do I renew the lease and keep making $250-300/mth in profit. What do you think?

Hello...thanks John. Well, I was primarily looking to submit offers for small single-family homes to purchase either cash or financing for homes that I find on the MLS. Ideally, I would like to find a home and submit an offer. If accepted, I would still have time to send my handyman to check it and verify any repair work is manageable and feasible. If not, I can still turn down the deal if I would like. This is the type of investor friendly contract I am seeking with maybe any additional clauses that might be helpful from an investor standpoint.

Hello, I would like to request if anyone is open to sharing knowledge on how I might be able to obtain a investor friendly real estate purchase agreements/contracts.  I am seeking to purchase properties in Michigan if that makes any difference with it.  Please let me know if you might be able to provide some guidance.  Thank you.
