I'm a representative with TransUnion SmartMove. The difference is in the way the credit report is received. A landlord that pulls credit directly from a credit bureau will need to have an on-site inspection. SmartMove uses a process in which the renter “pushes” their credit report to the landlord, which does not require an on-site inspection and allows the landlord to view reports within minutes. The renter’s social security number is masked to protect their privacy and to relieve the landlord of the responsibility of securely storing this information. I’m a representative with TransUnion SmartMove. SmartMove masks the applicant’s social security number for their privacy, and to relieve the landlord of the responsibility of storing this sensitive information. Since the landlord is not collecting the SSN it reduces the paperwork and long approval process typically required to initiate a credit inquiry on a consumer.

Additionally, SmartMove verifies the applicant’s identity by requiring them to enter their SSN into the SmartMove system and answer a series of personally identifying questions. Only once the applicant’s identity has been verified are the reports released to the landlord.

SmartMove’s consumer reports contain credit and public record information on consumers that is updated regularly from thousands of sources of data. Although update frequencies vary, many sources update on a daily or weekly basis and we update our information as soon as we are provided with new data. Our goal is to provide our customers with accurate reports based on the highest quality of data sources available to us.
