Hello everyone,

I was just advised that if I want to be serious about this business, I need MLS access. I live in Northern Virginia.

Is there any realtor out there interested in splitting the cost of their MLS subscription in exchange for granting me access? I understand I could be designated as an assistant and obtain access this way.

@Josue V I would just like to say, what a thoughtful and contemplative remark, "outgrowing your relationships." @Jeffery Waicak is right. If you have any decent bone in your body, this is difficult. That person did help you get where you are, to the point where you've outgrown them.

Loyalty is a virtue. I believe in paying people back who've done well for you.

At the same time, life is about growth, and expansion. It's a difficult position to be placed in.

I say, let people go kindly, with an explanation as to why you feel as you do at this point in time, and why you need move to a different situation. Tell the truth, with kindness.

Yeah. It works in other areas of life, as well.

Hi all:

I was just wondering if anyone could point me to a wholesaler-friendly title company in Northern Virginia, one that will do double-closes, contract assignments, and LLC transfers.

Anyone out there have a good referral?

Also, I understand in some states you need an attorney, not a title company, and I'm a little confused by this. I thought the title company transfers all the titles, collects and disburses the money, issues the title insurance.

There are some states where an attorney does all this? 

Is Virginia one of those states?

Sorry. I know this question is all over the place. I'm fairly new at this and trying to get my head around the all the moving parts of an actual real estate transaction, the contracts, and the people who ensure all involved actually do what they say they're going to do.

Hey, Charles, I'd thought I'd re-post this and tag you. Perhaps you missed my reply. Still grappling with this clause in the NVAR contract. I'm learning about contract assignments but not sure how this can work with the "original parties...remain obligated hereunder" clause.

Also, Section 30, on Defaults, states that a defaulting Buyer may be liable for actual damages, and "will immediately pay the costs incurred for the title examination, Appraisal, survey, and the Broker's Fee in full"

Arghhhhhh!!!!! Broker's Fee???!!!
