Ok. So maybe you guys are arguing a bit. But I would like to lend credence to the belief that the government may have unwisely pushed the banking institutions to lend in unsafe practice. If the government creates a quota, then surely banks will do all that they have to to meet those quotas. 

As far as I know there were no quotas. What there was was a lot of deregulation which allowed for these kinds of predatory loans.

Hi Jerry, 

If your looking for properties in Jackson, MS I can give you some pointers. Don't know much about empty land, though. Nor am I terribly familiar with properties in the Delta region or near Memphis. I mostly by houses close to me, like in walking distance.

The really nice thing when you pay a house off is that you don't have to worry about market fluctuations. No matter what the market does you still have your passive income.

 Thank You. Yes, I would love the connection for that. Yes I did know how I was going to be able to invest in homes and earn a living on the road at the same time. In which, I plan on stopping in 5 years

 Well I would say I'm very handy. Im just ignorant of the fact about home materials and what need to be fixed in a home and estimating the cost AND how to do it. Lol I need like a hands on training done. Im a very quick learner and Im willing to do the work myself. 

A lot of things you have to learn by doing. I can hook you up with a couple I work with. She is a part time real estate broker who doesn't mind dealing with those cheap HUD and Fannie Mae Properties most realtors can't be bothered with. I use her husband for a lot of my repairs and rehabbing. Don't let the fact that you are on the road a lot stop you. If you live in one units you buy you'll be there more often than most landlords!

BTW, I live in the Oak Forest Neighborhood south of McDowell.

Here is an important question, Antonio. How handy are you? How much of the work rehabbing house could you do yourself? Mind you I hire people to do all my rehabbing but I'm a sixty year old lady with more money to play with than what you have. By the way you can buy houses in south Jackson in the 30-35K range without a leaky roof. The neighborhood is slightly better than the one where I own most of my property, but I'd be really reluctant to buy a foreclosed house with a leaky roof. Mold grows way too fast in Mississippi, and those houses are often vacant for years before they get to the market.

I'm a JSU professor and when I first read your post I was going to say something about that car as well. If you want to get rich learn to live poor. I live in a home in South Jackson for which I paid 30K. I think the best place for someone like you to start would be on a foreclosed multi-family property with no more than four units. Then buy it with an FHA loan and live in one of the unit. You could probably find one here in Jackson for 45K.
