Have a bird dog go down to the courthouses in those cities and have them collect data on recent evictions. Send those landlords mail or cold call them. Something that I do.

So maybe biggerpockets can help me with this. I have a 70 unit building my partners and I have been running numbers on. We came to a few terms on our end and wanted to start a negotiating process but the broker said he refused to present our letter of intent. What are some suggestions do you guys have as to how to handle this?

Master Lease with Option sounds like a hit with this. Maybe if the owner is open to a small portion of the current NOI, you take every dime of your portion and use it towards renovating and filling units. Also using a partner who wants to match your portion in turning units at a faster pace to fill units.

I have a seller who filed bankruptcy a while back and has a property that has been sitting for years. I checked the public records and the house is still in her name. She said she still had to keep the grass cut and windows fixed but really just wants to get rid of it before the auction on it next month. I am planning to wholesale it but am kind of lost because i have never dealt with a property someone has had after bankruptcy. Question is, if it is still in her name, can I still wholesale it?
