Hi @Robert Fielding, I left you a voicemail earlier this afternoon. I have a contractor I have worked with for the past several years at my 9-5. (I run an insurance managed repair network)  They do great work, and are up for estimating your flip opportunities. (agree with @Wayne Brooks no one can afford to do estimates/appraisals for free)  They can give you an Xactimate estimate, breaking down everything for you and your partners.  Better yet, they will complete the job on time and on-budget.  Trust me, I have encounter the good, the bad and the ugly with contractors.  Give me a shout if you're interested, maybe we can help each other achieve our goals.   

@Shannon Ludlow Thank you to everyone who made it last night for our first meet-up. Below is a quick rundown of how it went for those that wanted to come but could not attend.

Attendees: Previous Buy & Hold Investor, Entrepreneur/CEO, Engineer and an Insurance Professional.

Our meet-up was full of knowledge sharing, laughs, wine and cold beer. We discussed different REI strategies, wholesale deals, syndications, note investing, debated SFR vs. multi-family, raising capital (i.e. hard money, private, etc.) and reliable local contractors.

More importantly, we all took action and showed-up. Those who attended are now starting to build a REAL local network that will mutually benefit them either through partnerships, education or motivation.

If you are interested in joining us for the next meet-up, we created a closed FB group called Tampa Bay REI Growthstermind.

@Shannon Ludlow if you plan on coming it’s very crowded inside so headed out back in covered patio area at the end of the bar. I am wearing a white button up shirt and dark jeans.

@Colton Dudley hey bud, if you have an iPhone it typically tells you which podcast you’ve already listened too. I have had the same issues as well, but then I saw it showed which ones I’ve listened to, or started listening to (not finished yet) and that helped me find the podcast I wanted to listen too. Good luck.
