This is an excellent summary!

 When I first came to Detroit I met lots of investors that had lost everything and recommended against Detroit.  But I would always ask "Do you think if I buy for $2000 the same house that you got foreclosed on owing $80,000 that I can make a profit?

Careful now this board likes to call Detroit people liars.

They are fretting over their inability to find properties within their 2% rule and don't think it even remotely possible to consider turning down properties that rent for 20% of the all inclusive  price.

My deals also make my head spin so I know you are telling the truth.

 In a free market transactions are assumed to be "mutually beneficial" ignore the benefit to the seller for the moment. He may be getting rid of a house that he has his unpleasant Mother in law living next door to him and will sell for a loss. Or he may be making a killing even if he sells it for less than market value.

NO ONE but YOU can determine the benefit to you.

 This site is good at helping you determine if the future financial benefit will be what you hope.
