I agree as usual with @Roy N. about the difficulties of wholesaling here in Canada. I was so excited about this concept when I first arrived to BP but alas I've come to realize it's probably not feasible due to all the factors Roy mentioned, plus the fact that we just have a much smaller and therefore tighter market than our US counterparts. I'm in the middle of my first reno & resale, so I found a property that was a great deal but not good enough (nor in good enough condition) to sell it 'wholesale'. Even powers of sale/foreclosures just don't go that cheap up here.

But having said that, it doesn't mean you can't still market to potential sellers...it just won't be as laser-targeted as the list companies can offer in the US. Canada Post can do mailings based on postal code or even streets so there's that tactic; you can send postcards/yellow letters to areas that are most likely to have motivated sellers. In terms of improving targeting, I have heard that you can purchase something akin to a title search here in Ontario through MPAC (or maybe your local municipality) that at least gives you the names of current owners but each search costs about $8 so you don't want to do many of those! Plus these lists don't give you equity numbers, tax arrears, absentee ownership etc that many of the US lists have. There's also the Driving for Dollars tactic that involves a bit more legwork, you can read about that on the BP forums.

For advertising, Kijiji definitely has more traction in our neck of the woods as well. Craigslist is such an ugly interface, I can't understand why people even use it!!

Wow @Roy N. that is fantastic. Clearing $6K a month in cashflow is very impressive! I really envy your time management to have accumulated that kind of portfolio and spend so much time here on BP---and I believe you still have a FT job no? Well done!!

As for my update, my reno has hit a couple snags. I thought my wet basement could be solved with a new sump system but the water continues to appear whenever there's a thaw (still have at least 36" of snow up here--BPers in warmer climates don't get too jealous) so I'll have to do a dig around the foundation to install a membrane around the perimeter once the weather improves. The interior is going well, I've got a great contractor--my uncle actually--doing all the interior work so after hearing many horror stories here on BP about crooked contractors it's so great to have someone there who knows what he's doing and can be trusted working alone.

We had a mini meetup in Vaughan last month with @Michael Sherwood (thanks for organizing @Dominika M ) and I really liked what Mike had to say about the Buffalo market, it might just be my next REI move.

Thanks also to @Dave Vogt and as always @Roy N. for all your great CanCon lately :).

I actually visited Windsor recently for a day looking for my next buy-and-hold. Prices still seem good (granted I'm comparing to GTA prices and not, say, Milwaukee or Indianapolis, etc!); there's evidently a good tenant pool; and there seems to be optimism in industry (some auto mfrs are apparently returning, downtown beautification, new border bridge) and--maybe most surprisingly(!) there are some REALLY nice neighborhoods!!

Hamilton looks like it has some inexpensive properties for sure but to me looks like a lot of iffy areas still.

@Dominika M what a great idea asking for Canadian updates.

Can't believe we're so far into 2014 already! I saw a jaw-dropping statistic recently: As of right now (Jan 15) we are already more than 4% of the way through 2014!! What a crazy way to look at it. Has the first 5% of your year been all you hoped for? :)

Anyhow for my update, my flip property is going ok so far. The property is in a pretty rural area of Central Ontario so the snow and ice this year has definitely put a screeching halt to performing any exterior renovations! We've been getting lots of work done inside though. So far I have completed some foundation repairs, performed mold remediation, and installed a new furnace. The bad news is there is still a leak in the basement that wasn't fixed with those repairs. But the good news is that demolition is pretty fun! I had a blast demolishing the old kitchen and bathroom. I purchased an off-the-shelf kitchen (cabinets and countertop) at Lowes which will go in soon.

I'm really excited about the end result and I'll share more as this project moves forward. I'd love to start a blog here on BP but I just haven't had time.

If you listened to this week's BP podcast, @Michael Sherwood holds his Buffalo meetups at restaurants with large meeting rooms so that's a great suggestion.
