One of my best friends is based in Camp Pendelton. Hes finishing up a year in Iraq right now, but when he returns in a few months he needs to buy a home. He is married with 2 little ones and planning for one more. They are working with a "friend who is a realtor" but I figured I could find someone on here who could help them more. If I was in Cali I would.
Here are their reqs
4 to 5 bedrooms
2 1/2 to 4 bath
2500-4000 square feet (around 3000 would be nice)
a decent yard
built in the last 5-10 yrs
low HOA fees
pool in community
<$400,000 would like to stay around 350

I know nothing of the CA market all my time has been East Coast and the South so I dont know if these are reasonable or unreasonable hopes.
If anyone has anything or knows someone who might please let me know. They already have college loans, 2 kiddies and are surviving on one 1st Lts budget, so anything would be better than buying retail.

Ok, that explains it thanks. I didnt know that with VA you only have a certain amount of eligibility that can be decreased through short sale. Ha I guess I should learn more about VA loans, seeing as I will be probably be using one shortly ha

Tyler, forgive my ignorance but I really didnt understand what your post meant, would you expound a little more?

Bill, what kind of negative effects occur? So if it is not fully paid that affects the entitlement, but if the VA was the 80 and I only shorted the 20 without touching the 80 then she would be ok?

Ha I just flew in to Roswell New Mexico, not the most thriving metropolis, if anyone knows something entertaining to do here besides chasing aliens, let me know. I have an 80/20 short sale I am working with a retired sailor. The 80 is a VA loan but the 20 is regular. If I short off the 20 will this affect their ability to use their VA benefits for another VA loan later? For that matter if you short a regular VA loan, does this affect their ability to get another?

James, very true, I intend on doing that. Right now I am not in Fl and my plate is pretty full with my other responsabilities. I was more just testing the waters to see if I could get a discussion going as there are so many bright bp minds here who can figure out a loophole to most anything it seems like.

haha I didnt mean to make this post to start a mod-rules war, sorry Jon.

In response to everything else, I have followed Michael on "other" sites as well and appreciate what he has to say and how he says it, hence the reason he is the only person with a mentor program I am considering joining.

That being said I may be a total newbie but I was fortunate enough to look up the definition of "due diligence" the other day lol and an investment into a mentor is an investment like any other. That is what this is, I wasnt going behind Michaels back or bad mouthing and I dont think there is any reason for anything to be taken personally. Obviously I know you could influence referrals, what I was looking for was more of a description of your program and its different parts, coming from the point of view of a student, i.e. someone in my shoes.
Appreciate everyones input.

I will ammend this after reading the good post by Ali. I am a huge proponent of mentors, I am not a huge proponent of mentors who charge for their "expertise." Of course I would rather have a local mentor who sees what I am doing and recognizes the benefits of working with me, I have found one here in Corpus, but I am moving to Pensacola so if anyone knows of some solid Pc investors ha, send them my way.

I will be moving to Pensacola in a month or two and just received some annoying information. According to several people I know there, starting January 1, Governor Crist made it a crime for anyone who is not a mortgage broker or realtor to speak with a bank about another individuals mortgage, i.e. no short sales negotiations etc.
Has anyone else heard about this or experienced it?
