I almost got into a similar deal with a buddy of mine. I would say you just pay for it as if they booked someone else's property. Set your prices in your calendar and if they want to book they pay that rate. obviously it would be less since they would not have to take their cut. Another problem you'll run into is if they want to use it during the peak season and the other families do not.

Hello BP. I'm currently looking to purchase my second STR and was wondering if the loan process is different than when I purchased my first STR?

How did you show proof of income for your 1st STR when using sites like Airbnb and VRBO?

Do you have a recommended lender who is Airbnb and VRBO friendly?

I think 30k would be a tight profit margin unless you don't mind managing, repairing, maintaining and cleaning the property yourself.  

I run fire sticks throughout my house with Kodi (Free) installed and I also have PS Vue for streaming tv ($35 a month). One PS Vue account can be used on all my fire sticks in the house at the same time and if the renters know how to use Kodi than they know that they can watch any movie they want.

To make it less complicated you could make a youtube video on how to operate it and send the link or have it uploaded to a tablet in the home.

Hi Lauren. I just closed on my first property in Big Bear Lake and getting ready to start some renovations. I got some great advice from another member here right before I would have bought the completely wrong type of property.

I went with 3 bd 2 ba cabin style with a view and will also be installing a spa. Also you want a flat parking area and make sure you buy on a road that gets plowed by the city.

I think its around $1600 to $2000 a year.

Is there foundation problems? Did you have a contractor give you these numbers for the repairs?

Hello everyone. I have decided to try my luck in this real estate investing thing. Originally from Fresno, CA. Currently stationed in Oceanside, CA. I have bought and sold a couple of homes but I never went into it as a pure investment. I feel that I'm now ready to do that having been somewhat successful with those homes. Currently I'm looking for wholesalers in the Oceanside area specifically zip code 92054. Thanks for the time.
