I'm searching for a CPA that specializes in real estate in Tulsa. I'm also searching for a good real estate attorney in Tulsa. I've heard a couple people at the REIA say they use David Dryer, but I would like to hear if there are others people are using. I'd like to interview at least three candidates for each role.

I'm pretty new to real estate. Been researching for nearly a year and am needing these team members who can advise me on setting up my real estate business. I'm looking to start with some small multi-family apartments and maybe eventually do some urban infill development.

I had never sailed before meeting her six years ago, but she's taught me a lot and I love it. And that sounds awesome about your walking journey. I'm a big advocate for walking and bicycling in Tulsa. There's no better way to experience the city and your surroundings.

Welcome to BP! I'm relatively new here as well. Looking to make something happen within the next year, but I'll need some partners too.

@Brian Burke Clarifying so I'm sure I understand your example. In both of your scenarios above, the 10% preferred annual return is cumulative, meaning if there is not enough profit for distribution in any year to reach 10% annual return, then the balance is carried forward to subsequent years until it is paid, correct?

How common is it to structure a preferred return that's non-cumulative, where the annual return calculation only considers the current year profit available for distribution while ignoring previous year preferred return deficiencies?
