@David Waddleton I’m a Realtor/Investor in the Indianapolis market. Born and raised in this state. Indianapolis is a great market for cash flow! Now that the summer rush is winding down, you might actually have a chance of finding a house that doesn’t have 5-6 offers with some of them being cash. Trying searching the MLS and crunching some numbers on a few properties.

I’m under contract for a property at $50k and the replacement cost is approximately $275k. Most of the insurance quotes I’m getting is around $2500. ACV at $550. The Replacement cost quotes are Much higher than I expected. This is a non owner occupied property. Are others experiencing rates in this range?

@Aaron Porter I’m currently seeing rates a 5.325 for 30yr at 25% down, 6.125 at 20% and 6.625 at 15%.

Here’s the deal: $100k in capital available. Purchase price: $150k Loan Options: 6.625% at 85% PP 6.125% at 80% PP 5.375% at 75% PP Rents: $2400 per month First deal with desire to grow.

I'm a new investor and have been analyzing lots of deals and absorbing as much information as possible. Some of the properties I have found look like good investments that have cap rates about 10% and the cash flow 500-1000 each month. However, the cash on cash return is generally around 4-5%. I have yet to find a home run deal that would provide me additional capital to reinvest in other deals. Therefore, my down payments would quickly deplete my liquid capital. How do seasoned investors overcome this and find additional capital to keep building their portfolio? I'm sure there are many answers to this question but I'm looking for those that do not require lots of outside investment. Are there any common strategies to continue to build your portfolio?

I have come across a LIHTC apartment complex that is just about to complete year 15. What should I look out for or consider when looking further into this deal? I am not very familiar with the LIHTC and believe most of the benefits of the program have already been taken advantage of. I must agree to restrictions until 2034.
