Hi Matthew, we have bought 41 units in Muncie this past year. Feel free to reach out with any questions. Although the Old West End has some really cheap homes, I would say it is probably one of the roughest parts of town.

How would you go about putting a value/offer on a 336 unit apartment complex that is vacant and has been vadilised? Repairs for each unit is approximately $20k per unit including new roofs, windows, and gutters.

@David Waddleton I’m a Realtor/Investor in the Indianapolis market. Born and raised in this state. Indianapolis is a great market for cash flow! Now that the summer rush is winding down, you might actually have a chance of finding a house that doesn’t have 5-6 offers with some of them being cash. Trying searching the MLS and crunching some numbers on a few properties.

I’m under contract for a property at $50k and the replacement cost is approximately $275k. Most of the insurance quotes I’m getting is around $2500. ACV at $550. The Replacement cost quotes are Much higher than I expected. This is a non owner occupied property. Are others experiencing rates in this range?
