@Mario Lara Great question. I also have some issues with this because I'm constantly on the road, traveling for work.  What I will say is to create a base of folks that you can call on to help with this.  As @Garett H. said, get out and network.  That is the only way this works.

@Mike Ewing There are several options that you may consider.  However, I would say that since you are in the construction industry and have those expertise at your disposal you may want to consider remodeling projects.  If you are aggressive you can leverage your assets by looking at small multi-family projects.

@David Huber Being a construction professional, on the surface this seems like something I would walk away from.  Now, that's without knowing how often the area floods or the extent of the repairs that are necessary.  Which only leaves the financial benefits to consider.  This must be a 'slam dunk', because otherwise this seems like a No-Go.

Looking for small Multi-Family in Kansas City. Will look at properties in any condition?  Duplex, Triplex, Fourplex.

The basement would be a great option because of the ability to rent now or at a later time.  You will be able to offer private entrance without disturbing your primary residence.  The attic would depend on the structural integrity of the roof members supporting the build-out.  Not sure about the taxes though, however, your city's building officials should be able to provide some answers or lead you in the right direction.

I'm playing catch-up on this post, however, thanks for laying this all out for us to see...

First let me wish the BP family a Happy and Prosperous New Year.  

This year I resolve to:

  • Spend time with, and gain a greater understanding of the calculations and numbers associated with analyzing RE Deals (The Engineer in me:-).
  • Look for deals each week to analyze. (Learning by doing).
  • Grow my network of Real Estate Investors and Professionals.
  • Complete a Rehab and get it rented. 

Great concept.  Highlighting everyday hardworking folks who are aspiring toward greatness in real estate can provide a substantial boost in that arena.  Investing in Real Estate can be scary so every bit of encouragement helps. 

@Matthew B. Great insights Matt.  I have been watching our market here in Tallahassee and I am starting to realize that multi-family may be a better deal for this market.  Thanks for sharing!  I hope to learn from your story.
