I was born and raised in Vegas and the  area would be the only one I would consider, in fact, just drove by today,  it is  aoutstilUNLVrea.  That is how it's been for the last 30 years.  Haven't run any numbers, though.  Hope that helps

I'm attempting to fine tune my strategies at this time.  Sometimes you hear of strategies that may work in some areas, but won't get the same results in yours.  Cold calls and putting together a direct marketing letter at this time,

I know of some condo high rise properties, that  are transitioning from leasing to selling.  I also have notice that price per square foot for low rise condo communities are considerably lower than SFRs, though that might be common.  Certainly there are requirement variables different in condo financing than in SFRs(owner occupant requirement ratios, current on payment ratios, and so on.), but does anyone believe that now would be a good entry point?   Thanks

THIS HAS ALL BEEN VERY HELPFUL!!! I HAVE BEEN LOOKING IN THE 89122 AREA(EAST OF BOULDER HWY) FOR SEVERAL MONTHS NOW. PROPERTIES HAVE BEEN GOING FAST (3-6 MONTHS), MOSTLY RENTALS. (THE AREA IS RICH WITH THEM, AND HAS A LOWER END PRICE POINT $100,00-150,000 ARV RANGE WITH $900-$1,000 RENTS,CLASS B/C AREA, CASE ANYONE IS INTERESTED) I WILL CERTAINLY CONTINUE MY RESEARCH. MY CURRENT ASSET AND CASH POSITIONS ARE WEAK NOW. I'M PRETTY MUCH STARTING FROM SCRATCH, BUT I NOW HAVE A GOOD STARTING POINT.
