Husband-and-wife partners in an LLC. Wife borrows large amount of money unbeknownst to husband. She signs for money as manager of the LLC. Is has been liable for her borrowing this money? If he relinquishes ownership in LLC is he still libel?

Looking to insure a property we are purchasing to flip. Have received 2 quotes to date, with a difference of $1200 annually. Some differences are obvious to reflect the differences. Any suggestions based on your experiences what a "minimum" type of policy should include ?

I have a house under contract to close Sept 27th. Suddenly the seller will not answer phone calls or emails. I am already out $70 for a dye test, mandatory here. I also paid $100 for an occupancy inspection to be done this Thursday. Also I'm not sure how much I will owe the Title company for work performed. Any suggestions and can I get the seller to pay these if she backs out ?
