Post: Attending a REIA meeting tonight

I have taken the forum's suggestion and I am attending a local REIA meeting tonight.

Just starting out, what kind of information should I be trying to learn or talk to people about. I'm trying to think of topics I can focus on to learn information about that would greatly aid me in getting up to speed and working my first deal within a few months to a year.

When you talk about the 2% rule (rents should be 2% of purchase price), does it include closing costs, rehab, etc.?

My impression is that it includes all costs that are needed to get the property to a state that is able to be rented at full market value. Am I correct?

Also, is there a page that goes through and describes in depth the 50%/2% rule (guideline). I've been learning it just from reading different posts on it.

I'm moving to the Boston area and I am looking to take classes and attend meetings at an REIA. Can anyone recommend one that they use? Also, any classes for beginners to get a good primer?

The training costs $9800 for 2 people (so effectively $4900).

The mentor is an active local real estate investor (who does REI as his job).

Their focus seems to be on properties that need extensive rehab.

The training, besides them teaching their own methods isn't something that I don't think I can get anywhere else, but I think it's the mentorship and the network of REIs and realtors, contractors, etc. is the big selling point.

What are your thoughts on this?

This is this seminar/mentorship program being offered in the PA/NJ/DE area.

Their program works like this. There is a 3 day class that you take. Following the 3 day class, you have the use of a mentor for 90 days, who is there to answer any questions and hold your hand through making your first deals.

Also, you can access to their network of real estate investors as well as their approved list of contractors, attorneys, realtors, property managers, etc.

Has anyone ever heard of this program or gone through it? I attended their seminar and am interested in the program however, I would feel much more secure in doing this program if I had some feedback from someone who has gone through the program.
