hello how was the first meeting will there be one in August?

I'm looking at a mixed use building a way to enter the commercial real estate while having a place to live. For thisquestion I'm assuming I qualify for financing. Commutable to me means 1hr by car or rail to manhattan, either pen station or grand central. 

So on LI as far as huntington, westchester county as far as Peekskill and Mt Kisco, Rockland County as far as Suffern, orange County around the west point area.

I'm interested in a mixed used building. Retail store front with apartment upstairs. Budget is 500k. The aprtment for a while will be owner occupied. What's a safe neighborhood that is commutable to NYC? I think the 500k limits the choices as far as areas. Base off of my research I have not found much on LI. 

But based off your information and experience do you have any input?
