Anyone have experience with down payments for multifamily properties consider commercial? I've read anywhere from 20 -35%

My name is James Elston I am a new member in the metro Atlanta area. I have some experience in real estate as I hold a current sales license, but I am not currently using my license because my career job (Mechanical Engineer for a warehouse logistics firm) requires a lot of attention at this moment. My goal is REI is to increase my cash flow to allow me to begin other business opportunities both in and out of the real estate industry.

My reasons for joining biggerpockets are both to learn and to form solid business relationships. My primary plan as I see it right now is to buy and hold properties but my plans will change the more I learn. I’m interested in wholesaling but I have questions about how it works and other questions as well. I say I’m interested in wholesaling or buy-and-hold but I’m open to learn about anything.

In the beginning, ideally I’m looking to collaborate with a hands on type person so that I can develop a good idea of the time and cost associated with fix (whether flip or buy and hold). As I expand, I’ll almost certainly move away from the hands on approach.

Right now, I’m in the “frog-kissing” stage (I’ve been happily married for 19 years; I’m not looking to date). I’m looking for partners in the metro Atlanta area (specifically Kennesaw) so if you’re in that area you may be receiving a connect requests and/or a request to meet at Starbucks or somewhere in the area.
