So many changes this year besides CDC but with state laws.

Only thing I am not clear about is if we can still charge late fees in all cases?

Read that we can.  Other say we can charge and let them accumulate but cant ask a tenant to pay them now.

Anyone know?

Looking for a new RTA kitchen cabinet supplier.

Here is the problem. Finding one that sells extra quarts/gallons of paint or stain that match.

Reason is for repairs. Or to semi customize. Like finishing filler strips or own crown molding.

And if a door gets damaged. I don’t want to paint or refinish all the cabs to get a new door to match.

Most RTA companies will only have touchup pens. Or tell you to match at Sherwin Williams.

But that really never matches just gets you close. Nothing looks worse than a door that sticks out because it is not an exact match.

Way back when golden oak cabs were popular. Made life simple. Was just varnish over oak wood. Could modify stock cabs to fit or make repairs for quick turnover.

My second option is a local supplier. That builds unfinished cabs to order. Price about same as RTA finished cabs.

Then paint ourselves. Which takes some time to do it right. But knowing we have some of the original paint that we save. Would allow for quicker turnovers if any repairs needed. And allows us to keep cabs looking new.

Hoping someone has a brand name of RTA cabs they have successfully repaired or matched.

I have always seen this as normal household cleaning. 

Can also depend on local courts and Judges. And the PM would know this.

I have some that I can get by with charging for painting if just 1 or 2 years

But most Judges in my areas consider painting between tenants normal even for  year and a normal expense for the landlord. 

But with same color it would be normal to cover in one coat. So they will allow a little for cases like yours. But hard to charge much for one extra coat of spot painting with BIN Shellac primer or the spray can. Which will cover in one coat.

The fireplace would also be a problem. We never allow tenants to use them. Lease states for looks only. Then you are covered. Otherwise unless tenant admits to not opening the damper you have a problem. It is still considered normal for fireplaces to but out some soot. Like on a windy day. And then again Judge will say you have to paint anyway since a normal part of LL maintenance.

Not saying I agree with all this myself. But also learned the lease and the law is what your Judge said it is.

Have a tenant on disability that receives benefits on a debit card. They are asking if there is a way for me to auto debit the card for rent.  Older and they dont have access or use the internet regularly.

I have other tenants that have setup auto pay with their bank accounts. And that works good. This one does not have a bank account
