With current inventory and interest rate, the biggest challenge for me is to find the right replacement property to meet my goal. It may not be a good idea to purchase something that is not suitable just to save capital gain tax. Please calculate all kinds of what-if scenarios (including taking a hit on capital gain) before proceed.  

The Seattle City Council voted to pass two bills Monday, each aimed at adding more protection and assistance for residents who face rent hikes.

The first bill requires Seattle landlords to give tenants at least 180 days’ notice of any rent increases, triple the current number of days required. The second bill requires landlords to provide financial relocation assistance to tenants who vacate their homes due to rent hikes and qualify for the assistance.

Thank you for your input.  Just to make it bit clear, the tenant's girl friend doesn't live there. She comes to visit my tenant and brings her dog with her. The dog can easily ran over the neighbor's backyard and bite other tenants. 

Although my rental units are no pets allowed, one of my tenants' girl friend brings her big German Shepperd to visit quite often. I am concern the dog might bite the kids next door. Am I responsible if that situation happen? Thank you.

Yes

I found there is no way to update/save "Occupation Start Day" in member profile page.  Mine shows starting September 2019 (default to today's date?).  I tried to update but there is no save button to update. Would someone please look into it?
