Hey congrats on your success first off! I just had an amazing meeting with a lender in my local area who does a lot of development loans especially 100m+ which they can close in 30 days. They might be interested in this if you continue to scale up, I can refer you to them, they prefer 5m+ but I believe they will consider any great loan if you can provide the documentation.

They are currently in the process of helping me finance my first 30 unit apartment building, I only had 10% to put down but it's also being sold under market value so that also helped. I talked to so many lenders who constantly said they could help and then shot me down. If you need help let me know and I can refer you if you need it and can provide proof of funds and other documentation they may ask for.

Hey, I think it would help if you specified what you want to get a loan against every lender has different things they do and don't want to lend on based on price, asset type, location etc.

I don't have a private investor but if you have someone who can qualify for a construction loan I have a lender who specializes in 100m+ construction loans in the US but they are willing to look at anything 5m+ let me know if this helps and if you have the ability to show proof of funds and anything else they may ask for.

They are a great lender and they are working with me for my acquisition of an apartment building and I only had 10% to put down, it helps that I got it under market value but still they are smart and may be able to help. Let me know if you need a referral and to connect with them.

I have a lender who is an expert in lending for developments. They prefer a 5m+ loan size but they specialize in 100m+ and can close that in 30 days. If you need construction financing in the US let me know and I'll refer you to them. They will likely want to see proof of funds and what not but they are really great and are working with me for my unique scenario for the acquisition of a 30 unit apartment building and I only have 10% down so you never know.
