Does anyone know a great title company in the DFW area that are willing to work with wholesalers, and are willing to close wholesale contracts using double closing?

@MikeBarron wow thank you so much for this info... You give me a better understanding for these questions I wasn't sure about..and about the contract you've answered that as well is there a copy of the assignment contract available because i do have the purchase contract ...I've download a few more forms as well! I just want to make sure I'm prepared. I appreciate the feedback! And if you have any other tidbits available I would definitely appreciate it!!

Got my first call back and a potential seller meeting this weekend. What should be my main focus points when negotiating the deal. What should I bring? What do I tell the title company if we negotiate a price and sign the contract? How do I actually explain this to the title company? Who do I make pay for cost to pull title should it be me or the end buyer? Is the one page assignment contract enough for the deal or do I need to separate contracts for the deal? What would be a best and simple way to explain the earnest money deposit?

Sorry for all the questions :)

I'm nervous, anxious excited all at the same time. Really don't want to blow this deal?
