I have used RENTPERFECT.COM $35 per screening and it does OK job, prompt and explains well, I have not used anyone else, so I am not sure how to compare.

How many rental applications I can take in one time say while the property is vacant? Can I have new people submit new applications while the old one is still being processed? Is there a law that prohibits I cannot have more than one applicant at the same time for one home? Is it Ethical to have many people apply (while one is still in process)? as the application fee is non-refundable and 100% goes to the third party. They very well know they are not the only ones and clearly say application does not mean automatic approval. But I may lose good tenants and a LOT of time, If I do not do parallel processing or if I ask others to wait and not apply while the first one has applied but not supplied all information or says will submit document but just things are delayed. 

Any guidance? Also, whom will you choose, a person with 6K income 3 dependents or 3K income with no dependents? Please share your wisdom!

Use a background screening company or private investigator, worked for me

I tenant did not pay rent and left the property in bad shape, I got a judgment against the tenant, how do I file for garnishment? need to know their employment, banking details, how do I find these details? any suggestions?

Anyone has a VOE verification of employment template or link that I can use? to verify one of tenants.

Does MLIS advertisement produce better tenants? Gives more/better AD coverage for rental properties? What are advantages? (disadvantage is fee.) I have not used before - must be listed by an agent/broker? Apart from Zillow (hotpads, trulia) where else I should advertise?  Can I advertise and show my rental property while current tenant is staying? during last month of lease?

Can a tenant STAY after lease period ends 12/31? the tenant is not paying for last few months says she is pregnant? Not having a valid lease (after 12/31) gives any more right to Landlord in eviction? or the same long eviction process follows?

so what options i have? what can i do to make her leave peacefully? She does not pay water bill either.

is it legal to change the lock without giving a NON-PAYING tenant a key? Tenant says she is pregnant and hence cannot work and pay, but says will vacate by end of month, can i trust her? can I have her sign a document or get some help from housing agencies? 

Is this acceptable for FORTE to ask for rental lease contracts while you signup with Buildium and after tenants make rent payments before the $$$ is deposited into my bank account? They are holding my money and I am having a hard time explaining them. or making myself understand why a third party must review lease contracts before payments are processed.

Am I being too critical or cynical? I feel harassed and bullied by Forte.net. I am not getting any legal justification from them and they are not even ready to sign a non-disclosure form. All reason I was given is for future disputes by payers they would need a document to justify.

Any comments/Suggestions? Anyone has faced such experience?
