@Account Closed I understand some of the C or D areas may have cash flow opportunities but tough to find much cash flow in B areas within nicer neighborhoods, schools etc., especially in the northern suburbs.

@Russell Brazil Coincidence that I listened to Podcast # 192 this morning on my way to work. I have always heard/read that one should focus on cash flow only and not bank much on appreciation for rentals. The sort of market we have now-a-days in Dallas area calls for looking into appreciation play in my opinion. So, I frantically searched for a podcast with "appreciation" in its title and ran into your podcast. Loved your insights in the podcast! Thanks for your contributions to the RE and BP community, and congratulations on 5k posts!

As others stated, get a bid/opinion from another plumber or couple more plumbers. I am sure you have done some due diligence online but here are some reads on water heaters in Irving.

Notice that the Dallas article says that FVIR heaters do not need to be elevated but not sure if the same applies for Irving or not. May be, call this company that published these articles. In any case, good luck and don't let these guys strong arm you!

@Brandon Richards Thanks for your input. I am not too worried about the numbers. I was wanting to know more about the practicality of getting a larger home rented. Do they rent easily? Potentially higher vacancy rates? Rent vs. sell?

Hello All!

I have recently started educating myself in the real estate field. Enjoying it thus far! Had a quick question and figured I would get some thoughts from the BP friends. I know that the preferred rental property is 3 bedroom/2 bathroom type house. That said, what are the chances of getting a larger house rented - around 3,500 sq. ft., 5 bedroom, 4 bathrooms on the east side of Plano. Also, do you guys have any recommendations for a good broker/agent who is an investor himself/herself? Thanks in advance for your input.
