If I were you, I'd take him up on the deal. Just be cautious when it comes to putting out money. If he is legit, the credit score should not matter.

I am just getting started. I've been looking for a while and this past weekend, I looked at 3 houses. Two of them look like VERY good deals. The other one needed a lot of structural work. Of the two, I like this deal the best and I'd like to know what you think.

84,900 - Current Sale Price
80,000 - Anticipated Purchase Price
130,000 - Comps

15,000 - Rehab cost
4,000 - Anticipated Carrying Costs

I've read that 2-5K is what a birddog can expect. I'd like to do the same thing. My question is, how do I find investors? I have some properties that I think are deals and I'd like to get started.

I've been trying to get my finances in order. I didn't, but I found out that I don't need to. My credit is pretty good, so I shouldn't have a problem.

I set up my LLC 2 weeks and received the certificate from my state within. I used The Company Corporation.

Hey all. I decided to become an REI a year ago and I am finally getting my business started. I have not yet purchased my first property, however, I think that will be very soon. Wish me luck and if you have any suggestions for a first-timer, please let me know.
