Just wanted to say congrats on the $1000 cash flow that's great. I personally would put in the refrigerator, washer, & dryer, and if you want to name them last long term take out a home warranty plan and add that charge spread out over 12 months as an added rental rate increase and benefit. Also you can ask if they want to take care of the landscaping or split the cost all negotiable leasing options. Treat them the same as any other tenants. Hey guys, I am in need of good CPA to help me with my Independent Contractor Businesses as well as my Real Estate Investments here in Las Vegas. If anyone here can recommend some good ones that you either know or have worked with in the past or present and they are reasonable in pricing please feel free to let me know.

Blackstone uses other companies they own to purchase real estate so they more than likely actually own more than 10000 single family homes. They have unlimited $$$ to invest in real estate. My own personal home went up over 6k in the last 30 days which is ridiculous. Another bubble going to be bigger than the last one? Most likely. As far as the rents going up we'll just have to see. I feel most landlords are reluctant to raise rents in fear of losing good tenants. Any thoughts?

Yes I am currently and actively looking to buy a 4-plex. The prices they are asking are getting super inflated now and the few discounted priced single family homes that come on the MLS market are either already spoken for, meaning they go into contract the first day they are on the MLS or they soon go into contract. At least that's what I have been seeing. Also many single family homes like the one next to the one i live in are owned by Blackstone and then rented out through a major rental agency company. How do i know this, because i spoke to the guy in charge of doing all of their rehab work. He said that they own over 10,000 homes here in Las Vegas and over 50,000 nation wide and that Blackstone owns them.

I understood what you meant, I was just explaining why there are no longer so many of the REO's and shortsales because so many were given away to the Large investment Corporations like Blackstone.

Blackstone Group, a multinational private equity investment firm owns more than 10,000 homes here in Las Vegas as well as many of the Hilton Hotels, Cosmopolitan, and in contract to buy the SLS Hotel and Casino. The banks foreclosed on all of these Las Vegas Homes and then, gave them away to Big Real Estate Investment Group Firms like Blackstone, which now they use a subsidiary rental agency to rent out all of those homes they were given for pennies on the dollar. There was no mercy to the home owners that were under water so to speak, so if you are thanking god you are thanking him for giving all of those foreclosed homes to these big huge investment corporations. But, yeah some investors like me were able to pick up a home or two at 1985 prices, but not given away like they were to the big corporations. Then they bailed out all of those banks and wiped the slate clean to start loaning money out of nothing again.
