Hi guys , I found a good deal in Reading PA 5 units multi family with a 12% cap rate after loan, I'm sure there is have something bad if the seller offer this kind. Whst you guys thinking about the area?

Hi Biggerpockets I'm planning to purchase 5 units property in Reading,PA or Philadelphia,PA in the next 2,3 months. I have 2 options that I'm still thinking which one will be the best for me , now I'm in a place where I got confused, where I dont know how to find the best loan that I can get. My question is , how I can find a good lender in the Area? What lenders will you recommend me to check with them in Pennsylvania? Any suggestions? Thank you.

Hi everyone, I'm new to BiggerPockets so first of all nice to meet all of you guys and thanks for the help. I'm planning to purchase in the next month 5 units property in Reading,PA , I see there a lot of potential for a great Cash Flow without appreciation , I found a good deal with 13% Cap rate after Mortgage. It's a little bit scary to see that kind of deal , I know Reading,PA isn't the best place to live in and there is no have any appreciation and the tenants can be hard sometimes. But I want to know from pros what you guys thinking about the Reading Area? Should I invest in that kind of.deal over there? I live an hour from the property.
