Hi everyone,

I need a little assistance, I am looking to buy properties in North Carolina but I currently live in Colombia and cannot travel to see the properties in person. When I call agents to make an offer on a house they ask me to schedule walk through of the house and to have my agent contact them. I do not have an agent representing me nor can I travel from Colombia to Charlotte every time I want to buy a house.

What is wrong with my approach and can anyone offer some help?

Hey Jack,

First off, you have the right idea to invest in real estate. Here are some of my opinions/suggestions about the situation.

You mentioned you are overseas and have you looked into wholesaling and rehabbing, and you like buy/hold. Also you have about $90k to invest.

I see all those as advantages and not as obstacles. 

Firstly you need to define your plan--- (chose ONE strategy from the three you mentioned)

Second, learn the basics of that strategy--- (just do some reading on BP)

Third, put your team together for your TARGET market--(using tips from your research) 

Fourth, review deals your team sends your/deals you find yourself (do this daily)

Lastly, put in offers. (repeat step 4 and 5 for the rest of your real estate career)

The total cost of these five steps is FREE, only thing required is TIME and WILL, and can be accomplished in weeks. Once these five steps are complete you will eventually see results. 

Also Jack, this is just my opinion, in future try not to tell people the exact amount you have to invest unless its necessary. You might get some bogus deals sent your way once that becomes public.
