Thanks for the quick reply Jaysen. I figured they'd be hard to come by at this point. If I were able to buy the property for cash would it be easier to refinance under the same situation? I have the cash but would need to get my money out at some point in the near future (30-60 days).

Does anyone know if banks brokers are still doing asset based loans? I'm a fulltime investor with high liquid asset but no conventional source of income. 

@Mason Peacock - where are you looking out of state?

@Chad - Thanks for the quick reply. Point is well taken, I'm more inquiring for information purposes as I think Van will come down at some point at there's a decent margin to be had from a vacation rental standpoint.

@Matt Scholten - I love the idea of buying from a Canadian seller. The extra hoops you have to go through to close the deal could turn off other potential buyers and allow you to get a better price

@Chad U. - somewhat off topic, and you have a different perspective, but would love to get your thoughts on roadblocks and or general process for US citizens looking to buy investment properties in Canada.

@JR M. - any specific portfolio lenders you'd recommend?

@Garrett M. - Thanks for chiming in. I checked out Pentagon and it looks like they do 80%LTV Helocs investment props. Doesn't get me to the 90% LTV I'm looking for, but is the best I've seen for an investment property so far.

I'm in the process of closing on a multi-fam investment property in Olympia, WA that will require me to put 25% down. I want to get some of the cash out of the property through a home equity LOC. Does anyone know of banks/credit unions that offer home equity LOC on non-owner occupied investment properties of 80% or better LTV? 90% LTV?

Some great experience on this thread. Does anyone have solid recommendations for investor friendly agents/brokers in the area?
