Hey everyone, 

I need some advice and see what your take is on my next plan of action. I rented my property out to a tenant 1 yr ago and throughout the yr it was just nothing about nagging about minor issues that he is the one that caused all the issues, 1st was a clogged toilet twice from them flushing down paper towel and wet wipes (my mistake for not making him pay for it upfront, he agreed to take it out of security) after clarifying to them no paper towel and wipes in toilet, we never had any issues since. After that throughout the year it was the dishwasher not working which i got fixed(which i had in the contract that any minor repairs he was responsible for however he withheld my rent until it was fixed), the rug for the stairs he stated became smoothed out and he wanted me to replace (which i did bc he claimed he, his wife and his baby sitter fell), other nonsense he Tried to get fixed were, light bulbs needing to be changed, lint finter, vent in bathroom "too loud" and fence had chipped.. Now its 1 yr in i told him 2 months ago i was going to raise the rent and NOT renew the lease to him, which he agree for the rental increase and to convert to month to month after. Feb 1st is the renewal date, i sent him an addendum for the contract to extend month to month and specify more clearly (a standard appliance form) that any minor repairs for appliances they are responsible for. Initially he only stated he wanted a wording on the contract to say "month to Month" and he will sign to extend which i changed. Yesterday he emailed back stating he found a place and is moving out in 2 days bc he doesn't agree with the appliance contract...

He never gave me any 1 month notice, and I only have his 1 month security from him, this does not include any damages yet that they did on the property, which i heard from my realtor that there's drawings all over all the rooms , a mounted TV with holes. This is without me inspecting it yet, I will be going in 2 days. (He expected his security back even when i told him he had to tell me 1 month in advance when he moved out, All this is documented in an email)

My question is at what point in amount of cumulative damages would you say is the cut off where I should pursue him for the damaged. My plan is not to give him back his security bc he violated the contract PLUS damaged. Is there anything else I should do? any comment is appreciated.

Hey everyone,

Thanks for the heads advice. I don't know exactly what they are trying to do but tenant states the carpeting loss it's grip. Not ripped or loose.. so I'm thinking either replacing it with a more rough carpet runner or another hand rail. I'm having someone go over there now for photos and videos.

Hey everyone, I'm looking for some advice and suggestion. I got an email for my tenant regarding my carpet runner on the stairs. Hope all is well. We noted lately that the staircases are slippery, probably the carpets are worn out and have lost the traction, may be? I my self fall once, my wife another time and my baby sitter fall down twice so far last time being this afternoon, luckily nothing major happened. I am just letting you know, we will be extra careful going down the stairs for our own safety, but you never know when something could happen. Is there some thing you can do to address this?  The carpets are not worn or loose. I feel it's safer for the tenants for the carpet to be there. Any suggestion would help. Thank you

I appreciate the feed back, I'm new to landlording over all. I'll go ahead and just change the toilet or see if its a pressure issue. I got a general tenant contract online stating unclogging is by tenants.

My apologies, I told him to change to single ply and just separate flushes for excess. Avoid throwing wet whips tampon and qtips

Hey Everyone,
I'm having issue with my tenant in regarding my current SFR. I got a call last week that there was a clog in the toilet, he tried to plunge but didn't work so we called the plumber to snake it and found out it was TP. On the Lease agreement i put down tenants responsibility to for unclogging toilet and will taking that bill out of his Security deposit. 1 week later same issue, the family clogged the toilet again, but this time caused an overflow of water which caused a food and leaked downstairs to the kitchen. I got a plumber again, snaked it and once again broke it up and cleared it (couldn't Identify this cause but plumber suspects TP). Now this time plumber states he needed to take the toilet off bc the snake got stuck and had to check if anything else behind it, Nothing. Tenant uses Double ply and i told him the first time NOT to throw TP and dispose in a garbage.


He is not agreeing to paying for the unclog the 2nd time, can i just take it off the Security deposit bc it's stated in the Lease agreement. Its a 3250 Security deposit so lots of extra just incase for wall damages, painting etc. 

Also for the leaking ceiling in the kitchen, how do i go about doing this? should i just call my insurance to get an inspector. How can i make tenant pay for the damage for the flood he caused?

Any help is appreciated.

Thanks for the feedback,

The only reason I considered them in the first place was because we were nearing the winter months and we were afraid that we would not get another tenant in. 

Luckily, shortly after rejecting the applicant, we got a new applicant that over qualifies (monthly income is 4x rent!) and has great credit.

Hi All,

I have a prospective tenant looking to rent my sf house. Tenant is a single mother with 2 teenage kids and a boyfriend. Mother makes around 20k/year with an additional 2k/month from a part time job. The boyfriend makes around 70k/year. Boyfriend says he has his own home but will help with rent. Outstanding auto loans from both parties. Both their credit hovers around the low - mid 600's.

Rental = $3200/month

Any tips/advice for setting up the lease so that I can ensure the boyfriend will be liable for the rent? 

Suggestions on whether or not you would rent to this tenant?
