Hey everyone!

My parents are in there early 50s and are looking for a change in their investing. I like to think I have inspired them with my recent excitement in real estate investing and I am trying to push them this way. They are open to the idea and I think they have potential. I am still relatively new to this myself and am looking for my first deal!

So they have $50k sitting around they are willing to use and are looking to build a portfolio that will generate passive income for the years to come.

I was thinking they should move forward with a good buy-and-hold in their budget (maybe two) and then moving forward over the next couple of years with a 1031 rolling into bigger properties.

Any suggestions towards the best first step would be welcomed!
