@Matt Santos  I'm actually starting the cash out refi process for a Milwaukee property right now. I also ran into this issue initially, but after calling around a bit I eventually found a couple of lenders that would do this for out-of-state investors. Feel free to PM me if you're still looking for someone in WI.

Hi Everybody, 

Adding on to this older thread, since it seems like a great place to compile these questions. 

Does anyone have experience in Lawrence? It still looks like it would cash flow on paper, but I know it has its challenges and it would be great to get some insights from folks who've actively invested there. The downtown area looks like it has tons of potential, but it always seemed strangely empty whenever I was there.

Hey Adam - I used Rene Mugnier Associates for a freestanding 3k ft2 building a couple of years ago, so this might fall into their wheel house.

Hope this is the right forum - I have a question for the gardening and landscaping experts in the BP community. 

This tree/shrub is planted very close to a field stone foundation. I cut it way back in the Fall, but apparently that only made it stronger. After looking at lots of leaf pictures I think it might be a Siberian Elm, but not totally sure. Location is in MA.  

Should I remove it? If so, can I just cut it down to the soil, or would it just grow back again?

Hello Everyone - I'm currently in the process of purchasing a 3-family in Worcester and it's my first property in the area. Since I'm based out of Boston I'm considering working with a property manager. Does anyone have any recommendations?

I have never done a short sale, but I am curious: With so many bank owned properties on the market, how do you determine which ones are worth pursuing further?

Hi Lehigh Valley Neighbors,

I am based out of North Jersey and have been thinking about Easton for a while now as a buy and hold market. After being outbid for the umpteenth time in my home market I am now considering Easton very seriously. 

Walking the neighborhoods and looking at a few properties gave me some initial impressions, but I'd love to hear from the locals what your thoughts are on this market, the neighborhoods, and how you see it developing. 

I'd also be happy to swap some knowledge about my market if that's helpful for anyone.
