Dealing with trusts

I've come across a few properties held in trusts and wanted to know the best way to contact them. Do I try to find the attorney and submit an offer or do I try to work it out with surviving family members? Also if you've dealt with trusts before, living or otherwise, how was the experience? Is it a similar process to probate?

I'm a new investor in Knoxville, TN and wanted to know if anyone has done a limited partnership agreement with investors to fund wholesale deals and fix and flip projects with an LLC. Essentially a group of investors sponsors your investment deals and recieve their cut of the profits with no managing input to the company. What agreements would you use and how would you define the investor distributions? Would they just be called distributions?

I'm a new investor in Knoxville, TN and wanted to know if anyone has been the intermediary in a joint venture wholesale deal? Meaning one wholesaler has a property under contract and a 2nd wholesaler has only buyers and I orchestrate their joint venture. What agreements would you use and how was the assignment fee split?

So I started my wholesaling/fix& flip company and wanted to know what would be the best way to accept and categorize outside investments from an informal investment group for fix& flip projects? Also would the ROI to the group members be paid as dividends or something else?
