@Ken Nyczaj thanks for sharing and congrats on the sale! It's good to see folks are still able to do buy/sell/flip etc. in this questionable market. Also, that's a great call out building in an additional 20% margin for market fluctuations

@Trenton Miller appreciate the information. I'm going to look into quickbooks and see if it will be a better option than my own personal financing system I've been using.

@Guifre Mora makes sense. I'll check it out, didn't realize it had similar functionalities. I've been using Google Sheets/Docs/Slides/Forms etc. Less functionality than Microsoft Word/Excel etc, but easier to manage I've found.

Hey BP! Wondering what everyone uses to keep track of financials/documentation and in general just stays organized with all of their investing. 

I'm considering just expanding my storage space for my Google Drive and continuing to use Sheets/Docs etc.

I've found success with organizing through Google but would love to hear what others use and how they're staying organized.

My personal take on this, I think it's bad to wish upon a recession even if it's to weed out "poor performers". There are so many negatives to a recession including a lot of people losing jobs/homes etc. 

I'd say what I'm looking forward to from a recession is us (investors) as a community coming together and helping each other out to find good deals, strategize as a community, and build up the housing market again (assuming it crashes) so people can live comfortably and have places for their families to grow and get back on their feet, find jobs etc.

Welcome @Raisa Penney my first investment property was a duplex in Malden! It has done really well. I'd suggest keep looking in areas you're familiar with to start and read through the forums. Knowing an area very well (market trends, schools, new developments etc.) can be very beneficial for you and your investments. Makes managing properties easier as well if they're all somewhat local to you depending on how you want to manage them.

My first goal over the next 90 days is to invest in my own single family property. I've always wanted to live alone but also want to treat it as an investment property. Goal is to have a single family that needs some rehab to continue my skills in rehabbing by myself. 

Another goal is not real estate related but it's to focus on communication skills at my job and personal life. Being more active on the forums, starting more conversations face to face (or zoom now :P), and being more active and up front with communications
